SRV is a leader in the development of innovative construction projects. We seek to provide the best customer experience as a builder of urban city centres and to be the industry’s most inspiring workplace. Genuine cooperation and enthusiasm is visible in every encounter with us. A listed company founded in 1987, we operate in selected growth centres in Finland, Russia and in Estonia. Our revenue in 2016 was EUR 884 million. SRV has just over 1,000 employees, and a network of nearly 4,000 subcontractors also work in our projects.

In 2016, we recorded net sales of over EUR 800 million for the first time in our history. Despite the major increase in net sales, our primary target is to improve profitability in accordance with our strategic targets.
Year 2016 has seen major developments in sustainability at SRV. When the strategy was updated in the early spring, sustainability became one of the six strategic development programmes, and the target for 2016 was to build a new sustainability programme and operating model in accordance with the new strategy. Sustainability will grow in importance as requirements for companies become increasingly stringent. Stakeholders expect more transparency from organisations in the sector, as well as practical action to address the most significant sustainability challenges. If it succeeds, the sector will play a major role in building and enabling a more sustainable society from several different perspectives.
In recent years, the construction sector has grown rapidly and experts are occasionally in high demand. For this reason, it is very important that SRV is considered an attractive place to work. For the second consecutive year, SRV is among the most inspiring workplaces in Finland. Since 2015, SRV has measured its employees’ overall job satisfaction using the PeoplePower index. SRV has over 1,000 employees and they are, on average, highly satisfied with their jobs. The overall index for SRV’s personnel in Finland was 73.3, giving it the second highest grade: AA+. When the employees in Russia are included, SRV’s index increases by several points. This result is clearly better than the general norm for office workers (66.7).
In recent decades, there has been a clear trend for people of working age with strong purchasing power to move to growth centres in the south, leading to increased demand for housing in Greater Helsinki. For this reason, SRV focuses its own projects solely on expanding urban city centres. One of the targets of SRV’s strategy is to have the best profitability in the sector. This target will be reached by being increasingly selective of future projects – limiting the company’s involvement in contract competitions with weaker margins and expanding the proportion of projects it develops itself. SRV is ramping up several major projects where the company is both the owner and the builder.
SRV is seeking future growth in three main areas: the residential business, developing the public construction model, and expanding the shopping centre business. Forecasts indicate that a large number of new homes will be required in growth centres. For example, SRV has studied modular construction models used elsewhere in Europe and their suitability for Finland. In the near future, SRV will primarily seek growth in shopping centre projects and shopping centre operations, as the market is expected to grow in Finland and Russia.
SRV’s target is to offer its customers the best possible experience of SRV’s services thanks to successful encounters and hassle-free interaction. The best outcome will be achieved by listening to our customers and partners, and making decisions together.
We play a part in our customers’ everyday lives through mutual encounters. We help entrepreneurs to find new operating premises by offering help in searching for suitable locations, arranging financing, and designing and building the premises themselves. We support new residents on the day they move in, and we help them in subsequent matters.
Services are increasingly being offered in digital form, and new technologies are constantly being developed to benefit customers. By using the latest digital solutions, we aim to make customers’ everyday lives easier and play a part in creating more functional housing and more comfortable city life.
Tangible examples of the realisation of the development programme in everyday work include the deployment of various types of Smart Space collaboration premises and the transition to 3D modelling on construction sites. Thanks to new digital solutions, collaboration with partners is becoming more efficient, accelerating the completion of new homes, office premises and shopping centres.
We aim to develop and build premises and homes where people enjoy living, working, passing through or spending time. Our strengths are long-term development work and a comprehensive understanding of customers’ needs – things that SRV has done for nearly 30 years.
Business in Finland accounts for the lion’s share of our revenue: more than 94 per cent.
Our business areas are in growth centers both in Finland and in Russia. In Finland, we build homes, business premises, infrastructure and entire areas. We are one of Finland’s largest builders of homes in Greater Helsinki. There are more than 2,000 new homes under construction, most of which are in Helsinki Metropolitan Area. We are also currently building several hospitals, creating a new urban district called REDI at Kalasatama, Helsinki, and relocating Ring Road I within a covered tunnel at Keilaniemi, Espoo. Business in Finland accounts for the lion’s share of our revenue: more than 94 per cent. We also build and operate shopping centres in St Petersburg and Moscow.
